How much is rent at The Ridges?
One-bedrooms (624 sq ft) run $740–850/month, and two-bedrooms (875 sq ft) run around $780/month. Every open unit and its exact price is on the availability page. It pulls live from our management system, so what you see is what's real.
What's the deposit and application fee?
The application fee is $45 per applicant. The security deposit varies with current promotions — the live figure is on the availability page, or call and we'll confirm today's terms.
What size are the homes?
One-bedrooms run 624 square feet; two-bedrooms run 875 square feet.
What do the apartments come with?
Every home includes a stove and refrigerator, with ample storage and separate living and sleeping areas. Ask about washer/dryer, dishwasher, and air conditioning in specific units when you call.
Is there really a pool?
Yes — an on-site community pool, open in season. It's one of the reasons residents stay.
Is there a dog park?
Yes, an on-site dog park. Cats and small dogs are welcome in the homes too.
Are pets allowed?
Cats and small dogs are welcome. Pets need up-to-date vaccination records, and a pet deposit plus a monthly pet fee apply.
What's the neighborhood like?
The Ridges is on SE 5th Street on the south side, with Southridge Mall, Hy-Vee, and Aldi a short drive for shopping and groceries, and Easter Lake Park and Gray's Lake Park both close by. Army Post Rd puts the rest of the south side, and downtown Des Moines, within easy reach.
Why do people choose The Ridges?
The pool and dog park are on the property, not a drive away, and the homes have been recently updated. Residents mention responsive management and a property that's been improving under current ownership.
Do I need renters insurance?
Most Kouri Management communities require a liability policy with at least $100,000 in coverage, with automatic enrollment in the property's policy if you don't have your own carrier. Ask the leasing team to confirm the exact terms and cost for Hampton Meadows.
How do I see one?
Call 515-528-7469 or use the Book a Tour button to schedule a tour, or request one from any unit on the availability page. Tours are in person. Come walk the home and the property before you apply.
What does it take to get approved?
Kouri Management screens every application the same way, portfolio-wide. Three things, in this order:
- Income. At least 3× the monthly rent, with six months of income history and documentation: recent pay stubs, or an offer letter if you’re starting a new job.
- Rental history. Consistent history and good references from previous landlords. An eviction filed in the last two years is an automatic denial; older ones get a manual review.
- Background. A criminal background check, evaluated case by case.
Some homes also require a credit screening; ask when you call. A score of 650+ meets it, 550–649 gets a manual review, and below 550 doesn’t qualify. The application fee is $45 per applicant. Come prepared and it moves fast.
